Tax Lien Houses

Simply put tax lien houses can be defined as property that has outstanding and overdue taxes, that is due in full and are due immediately from property owners who care not to or cannot pay their property taxes. This is happening right now in hundreds of counties throughout the United States.
To encourage non-payers to pay their property taxes, the government charges "outlandish", sky-high late payment charges to the property owner. If the property owner decides to ignore and not pay his/her bill the government then applies a lien against said property thus the term tax lien houses (commonly called tax lien certificates) comes about. The lien is secured by the real estate it is attached to.
Here is where a savvy investor steps in and purchases either a certificate or a deed depending on what state and their rules and regulations call for. Your investment many times is in the hundreds not thousands.
A certificate purchase is when you would pay the back taxes on property for the owner, set back and wait for the owner to finally come around and pay his bill, which happens over 98% of the time. The government collects the back taxes plus interest fees, contacts you, you return certificate collect your initial investment plus a hefty fee (interest fee charge) gaining an excellent return on your money, in many instances up to 25% return and occasionally more.
A deed purchase is basically doing the above but after a said amount of time the government would legally sell the property to you the highest bidder allowing you to to take ownership of said property and do as you please. Many times you here one say "I paid pennies on the dollar", that phrase could quite possibly have come from such an opportunity. Occasionally you can purchase deeds for 30%, 50% even up to 80% off of said value. Where else can you get that type of return on your money??
Oh by the way yes this little known high yield investment is government guaranteed. You can safely get 16% to 50% return on your investment dollars with government sponsored lien certificates and pennies on the dollar for deeds. In everyday terms the government is borrowing the money (from investors) needed to cover uncollected property taxes so it has the money to run day to day and repaying the borrowed money (lien certificates, lien deeds) by signing over the high interest payment fees from late payers or signing over ownership of property to deed holders.
