-Listings. After you choose which county you're interested in, you need to get a list of all the properties available for sale. You can either call the county treasurer or tax collector's office or ask them where to get an updated listing for the upcoming auction. Some counties would post the list on their website and is accessible for download. Some counties would prefer to email their list. Some would require a fee for the stamp and mailing it to you. Some would need you to visit the county office in person to get the list as well as gather the details.
-Research. Do research about the properties. Sort it with the range of amount you are willing to spend. This will save time in searching through all the properties you might be interested in. Use available source in the internet like Google or Zillow.com to search for additional house details.
-Visit the Property. If possible visit each property so you can personally see its value and status. This is to make sure that you are getting the right property. Some images provided on the listings are not exactly the same. As we know, tax deed properties are mostly abandoned and not all properties available are in good condition. Some might need some repairs and fixing. In this way, you can estimate on how far you are going to bid on it. The county will not provide any updates on the properties and urged the prospective bidders to personally check the area.
-Bid. Once you're done with all the necessary preparation, attend the auction and bid on the items you are interested on.
This type of investment sounds easy enough to make guaranteed money, but it is highly recommended that if you are interested to bid at an auction to do substantial research on each individual properties.
